President and loan originator. Licensed in California, Nevada, and Tennessee, with two corporations and one standard: tell people the truth about their numbers, including when the right answer is to wait.

Stearns Lending

I ran the regional operations center in Modesto that served the Central Valley and the corridor toward the Bay Area. Operations is where loans actually close, and running that center is where I learned what a smooth file looks like from the inside.

The REO years

When the market crashed I oversaw bank-owned properties from Bakersfield to Sacramento: choosing listing agents, inspecting homes, and getting distressed properties back into the hands of families. It was hard work in a hard time, and it taught me more about value than any boom ever did.

Grant Homes

In the 1990s Grant Homes built in five Western states with twenty-five subdivisions. I ran subdivisions in Stockton, Manteca, Antioch, and Los Banos, with offices in Fresno and Modesto. Watching a field become a neighborhood is still one of my favorite things in this business.
